"Social" Sellers

In this world of social media, it is so easy to share our opinions or vent our frustrations publicly, about anything, anytime to a wide audience.  But especially in real estate, it "pays" for people to keep their thoughts to themselves. 

When a seller complains about the neighborhood, the Homeowners Association, or the neighbors themselves, it can get back to potential buyers and convince them not to buy or to make a lower offer on the home.  A seller might be anxious to move, but still needs a buyer to fall in love with the property!

There are many different types of social media and even online forums for some communities to air their complaints.  However, these sources are also information for buyers, telling them what little value current homeowners place on their neighborhood.  This can hurt the sales price they seek.

Sellers should represent their homes as positively as a real estate agent would.  Every time a seller gives an opinion about the home or neighborhood, it gives the buyer a perception of the home's value and that will determine the price.  Everyone will one day need to sell.  So, it is wise not to take a "bite" out of the home's value by a negative comment.  Words may be the biggest threat in making a deal or getting the most for your money!
