 I have just completed the Seniors Real Estate Specialist (SRES) Designation Course, which has now given me the skills, knowledge and various resources for specialization in the 50+ real estate market. 

There are three separate generations currently in the 50+ market, and each one has individual needs and expectations, as well as personalities when considering homes or communities.  The 50+ clients will most likely buy or sell two or three times as they transition through various life stages, and each one will offer different challenges.

Retirement and home ownership for seniors is usually divided into four stages:  UPSIZE:  in the 50’s, preference is for a large house with room for the grandchildren and other guests.  DOWNSIZE:  When in the 60’s, grandchildren are older or grown and spend less time with grandparents.  Adult children are also involved in careers and visit less.  The trend is to downsize to a more manageable property.    HALF-BACK:  Most times in the 70’s health begins to weaken or a spouse may pass away.  The elderly move back home, or “half-back”, to be closer to children or family members.  LAST HOME:  By age 80, the last move may entail selling the house or condo and moving to an assisted-living facility.

There is so much to consider in the seniors market, not only in housing, but with financing options, tax considerations, legal matters, a power of attorney, life estates and trusts, probate, finding a qualified Elder Law Attorney, and just knowing who has the knowledge and resources to help. 

We now have a list of counseling networks, Aging-in-Place information resources, websites for Adult Day Care Services, Reverse Mortgage Advisors, just to name a few.  We also have a list of magazines and books that may be helpful to aging seniors and their families. 

We have lived in a senior community and worked in the senior market for 14 years and now we have the knowledge and resources to help many of our neighbors and customers who have special senior needs.   I look forward to assisting buyers and sellers as a Seniors Real Estate Specialist!
