From a recent article in the Lakeland Ledger, "Polk County property owners have a new tool available to protect them against property fraud.  A new program called the Property Alert Service will allow individuals, families or business owners to sign up for alerts that will email them each time an official record, such as a deed or mortgage, is recorded at the Polk County Clerk's Office using their name or parcel ID number.

This service is free and intended to alert property owners about questionable activities that should be reported to law enforcement officials or their lawyer.  Although there are no current figures on the frequency of occurrences, local law enforcement officials have recently investigated some property fraud cases.  Some cases involved an attempt to forge a deed to take over property, especially vacant foreclosed property, and attempt to rent it to unsuspecting tenants. 

All property owners in Polk County are urged to sign up for this free service.   Go to www.polkcounty-clerk.net/home/ and click on the link or call the Official Records Department at 863-534-4516."

We have already signed up for this service, as we have become aware of some fraud cases concerning real estate in recent years.  Know that there are active scam artists in various capacities and it helps to take every precaution.
