Open Houses That Work

Open houses can be a great way to get new buyers but they have to be done properly in order for them to work. First of all, there are different "seasons" for peak showings, depending on the type of property and community in which it is located.

For those homes in vacation communities, showings can be most successful during winter months or around the holidays when buyers are commonly in the Orlando area.  Senior communities fare best of all in the winter months when "snow birds" and many buyers from other countries, such as Canada, are here escaping the cold months.  It also depends on whether or not the community is gated or has easy access.

Any open house must be planned in advance with plenty of advertising, both for buyers and for other agents.  Directional signs with flags or balloons will attract attention to those who were not even planning to attend an open house but see these when in the area.  So always be on the lookout for such signs if interested in viewing some current inventory.

Any open house that has the front door open is a welcome invitation to "walk-in" and take a look.  And many Open Houses offer refreshments and other promotional items that make stopping by well worth the visit. 

Fewer open houses are held during the hot summer months here in Florida, as many buyers are on vacation, up north, or involved in common summer activities with less interest in the purchase of a home.  But by early October, the active season begin again.  Be sure to look for open house signs all winter long.
