According to a recent article in “The Ledger”:

 In the shadow of some of the world’s most popular attractions and the most sought-after area in Central Florida, the owners of  4,100 acres near Posner Park shopping center may soon create a new “destination site” in Polk County.   This tract of land is the largest piece of undeveloped land under single ownership close to the Orlando resorts.

Northeast Polk, with its proximity to Orlando, is driving the future development and banks are looking for well-capitalized investments, so are more willing to lend.  Since the recession of 2008, there has been a pent-up demand for new homes and businesses, specifically in this area.

Among the candidates that would transform this property into a destination site would be a medical/research facility similar to the Lake Nona Science and Technology Park, known as “Medical City;” some kind of theme park, perhaps an extension of an Orlando park; possibly a facility for “high-end auto racing;” or industrial development with Amazon and FedEx, who already have distribution centers in Northeast Polk.

The Polk County Commission has already approved further expansion of the Ridgewood Lakes development.  Plans call for building 5,971 residential units and 381,388 sq. ft. of commercial space through 2040.  European investors purchased property from the Posner Park developers in February for a planned townhouse complex, “Posner Estates,” which will begin construction this year and eventually build 176 units selling for $250,000 each. 

Davenport, with its mass of undeveloped land, is drawing people from the Orlando area and demographic projections show Polk’s population increasing to 900,000 people by 2035, which is an increase of 50% in 20 years!  Yes, traffic will consistently get worse, but can this mean that FINALLY the retail shops and restaurants will be here too???
