In Florida, the primary selling season in real estate is from November through April.  Usually it “peaks” after the Christmas holidays and stays busy until the end of March.  This year has been especially brisk.

With inventory still lower than usual, even though new home construction is competing with resales, the “older” homes have been selling well.  Many sellers have modernized their homes in recent years with the most common upgrades that buyers request:  stainless steel appliances, granite or quartz countertops, wood or wood laminate flooring, upgraded master bathrooms with larger showers, and recessed lighting or modernized light tracks.  Sometimes it only takes one or two upgrades or changes to modernize a home and make it more attractive to a buyer.  When a seller is competing with a similar floor plan that HAS been upgraded, it will hurt their final market price. 

This year, buyers are noting that they can have “some” of the desired upgrades without the need to build brand new.  When you total the lot premium, basic cost of a home and the list of upgrades either needed or wanted, a newly constructed home will always cost more than a resale if compared to the same square footage and home design. 

So, NOW is the time to act if considering a home purchase in the near future!  Homes priced correctly for the current market are selling quickly!  If planning to sell, NOW is also the time before the peak season ends and the slower summer months begin.  Only two more months left of peak season buying and selling . . . . . . . don’t miss out!
