When it comes to upgrading our homes, there is a never-ending list of things to do whether or not the plan is to sell or to stay.  But if the plan is to sell in the near future, there are five home remodeling projects that will greatly improve the look of your home without taking a bite out of the budget. 

  • Improve the curb appeal. An inviting first appearance is critical and will determine whether or not a buyer wants to see the inside. Keep shrubs trimmed, stay on top of weeding, and plant perennials;  use decorative lawn ornaments or colorful flower pots.  Maintain fresh mulch or decorative stone.  A welcome mat and door wreath say, "come in and look."  Don't overdo, but keep simple and fresh.
  • Paint the front door.  Just changing the color of a front door and adding coordinating exterior décor can make a huge difference in the appeal of the entrance.  Even adding new hardware, a fresh doormat and a pot of flowers will entice buyers to want to go inside.
  • Paint interior walls.   Nothing changes the look of a room more than a fresh coat of paint.  Color is in, so don't be afraid to use bold or contrasting colors, or even accent one wall.  Consider upgraded baseboards or crown molding in the main living areas to give a more elegant look.
  • Update the lighting.    Lighting fixtures are to a home what jewelry is to an outfit.  They can add pizzazz when they replace the old, out dated fixtures.  There are so many inexpensive chandeliers and light fixtures to choose from with styles that will compliment any kind of décor.  If on a tight budge, just replacing lamp shades can make a huge difference.
  • Update bathrooms.  One of the most expensive rooms to change, just adding new faucets, new lighting, and mirror frames will make a world of difference.  Then add new matching towels, curtains, rugs and a few coordinating items and you have an entirely new and fresh look.  It will take focus off any negative features.

The important factor is to always keep up with the maintenance of a home.  Making minor changes on a regular basis and keeping up with changing styles will make the home attractive and ready, no matter when it comes time to sell.
