10 Upgrades Under $1,000

A clean, well-maintained home in pristine condition will yield maximum profit when it comes time to sell.  However, it is not always necessary to pay large sums to remodel or make changes that will add to the value of the home.  There are a number of upgrades under $1,000 that will impress buyers and bring good offers.

1.  Add a water filtration system.  Installing a whole-house water filtration system is a serious game changer.  Additional filtering to remove pollutants and chemicals from drinking water directly from any faucet in the house is a luxury that will pay off both now and when it is time to sell. 

2.  Install a programmable thermostat.  Heating the home accounts for more than 40% of its total energy usage.  Programmable thermostats provide the ability to customize a temperature profile throughout the day.  With energy costs on the rise, this can lead to huge savings on a monthly basis.

3.  Add more grounded outlets, or upgrade existing ones.  Adding more three-prong outlets is a small project that can greatly improve the functionality of the home.  Consider updating to new switches and plates, some of which can be fancy that have USB ports or timers to control lights.

4.  Update fixtures.  Updating tired, worn fixtures will give new life to any space.  Change drawer pulls in kitchens or baths or replace faucets with new modern ones, especially the kitchen, adding a modern sprayer.

5.  Replace the toilet.  Replacing an old, cracked, or outdated toilet can make a significant impact on bathroom aesthetics.  In a senior community, replacing with a higher, more modern style is definitely a plus.

6.  Re-glaze the bathtub.  Stains or chips sometimes happen as a bathtub ages.  But for just several hundred dollars, a new glaze finish will make a bathtub look brand new.

7.  Install a new tile floor in bathrooms.  For a small bathroom, even designer tile options will be within the budget, and can brighten the entire room.

8.  Add new blinds or plantation shutters.  New window coverings can really modernize a room.  If windows are a standard width, basic wood blinds can be purchased at any home improvement store.  Plantation shutters are a bit more expensive, but add much beauty and value to a home.

9.  Replace the front door.   The front entry door is the focal point of a home’s curb appeal.  A new door will give the home a face-lift and will add interest and style.

10.  Change the walkway.  A different walkway leading to the front door can elevate the look of the home.  While brick pavers add a traditional and classic look to the exterior of the home, the use of stone, concrete, or even rocks will give a welcoming feature. 

The selling season is still hot and these inexpensive improvements may make a big difference to buyers as they compare homes.
